The residential quarter “52° Nord” in the Berlin borrow Treptow-Köpenick is expanding its neighbourhood. A new residential development is being built at Regattastraße 51: The BUWOG HELLING HOF. It encompasses 109 condominiums that offer living space for all generations. Over 50 percent of the flats are designed for disabled access.

AUKETT + HEESE is responsible for all work phases from preparation and brief to construction drawings and documtentation. The site is located east of Regattastraße and is accessed via an existing private road, which is part of the site. The residential development consists of three new buildings with five storeys, as well as a historic existing building called “Werfthaus”. Werfthaus comprises a lower sections with two storeys, as well as a higher part with 4 storeys. First set up as a part of a brewery the old brick building was later converted into a boat store. The new buildings comply with the German high energy-efficient standard KfW-55. The new buildings have half underground garages with a total of 59 car parking spaces. Two of the houses are connected via this raised plinth, the third house is freestanding with a separate plinth facing the river Dahme.

The raised plinth provide the ground-floor flats with private gardens that face a courtyard. Almost all flats have terraces, balconies or gardens. The street-facing facades of the new buildings have a render finish, while the courtyard-facing facades of House 1 and House 2 will have a timber rainscreen cladding which is in harmony with the planting in the courtyard.

The windows are mainly floor-to-ceiling. House 3 on the bank side also has so-called “seat windows”. Facing the street buildings 1 and 2 have pitched roofs in the form of mansard gable roofs. On the courtyard side, the 4th floor is staggered back and has generous roof terraces. House 3 has an extensive green roof with terraces in the form of roof cutouts.

The residential development is oriented around an inner courtyard, which through its planting conveys a sense of tranquillity and closeness to nature. The open spaces will be planted islands of trees, wildflower meadows and grasses, and equipped with playground features made from timber and hammocks.
