The project site is located on prime real estate off the NH-4 which links Chennai to Bangalore, and in the heart of the industrial hub of Sriperumbudur. Tech City, which covers in excess of 100 acres, is planned to become a vibrant mixed use community consisting of residential, commercial, public and retail programs to cater to the sizeable demand of the neighborhood. Tech City has 2 main gateway entries, from the NH-4 which are distinctly organized around a central open space in the master plan.
Phase 1 of the project aims to be the gateway to the development, and addresses commercial and residential uses.
The site for the Phase 2 is app 7 acres in area, and straddles the 24 mt wide main boulevard as well and the 18mt wide road, which forms the alternate entry to the township. The site offers a dominant frontage to the main boulevard and is potentially the most prominent face of the development. This offers an opportunity to create a marker for future development through this project.
The lake to the west of the site, while located away from the Phase II development, has the potential to be integrated to the planning framework in a manner by which future development can be dovetailed into the overall green space system.
The site for Phase 3 is approximately 40 acres and addresses commercial and residential uses. The length of the site stretches along the main boulevard offering tremendous potential to define the character of the streetscape along this edge.
The western length of the site for Phase 3 skirts the lake edge and entirely defines the interaction between the site and the surrounding along this edge. It also offers the potential to draw the lake into the site by way of a waterfront experience for the development.
