Small and subtle, that’s what it was supposed to be. The unimpressive annex of the building is called K20 and listed, since it was built around 1800 in Haidhausen as one of the oldest hostels. It could only be enlarged downwards and had to be completely restored.
The priority was a sensitive handling of the historically precious built volume as well as artistic measures. The material for the windows, doors, floors and stairs is consistently larch wood. Black and white give a peaceful atmosphere to the interior. Clear and simple details function in their simplicity. Therefore the facade prize in 2004 is even more enjoyable, which granted this building a quiet humbleness among all the listed buildings of Munich.
Facade award Munich 2004 – planning department:
“The facade of the mid-19th century, late neo-classical suburban house was carefully reworked in the context of its restauration. Concerning the evaluation the main emphasis was put on the technical execution of the measures which are in accordance with the typology of the building. The exchange of the post-war roof tiles for natural-red plain tiles as well as the seemingly rough metal shrouding of the dormer show the awareness of the tradition of suburban house construction. Also, the renewal of the exterior plaster, including the coloring, shows a manual accomplishment, which is to be described as successful.
The two-winged windows with outward opening wings replace the windows of the 1950s in a historically correct construction and appearance and contribute essentially to the formerly simple expression of the small house.“
