This tenant building is located in Sakuragaoka, Shibuya-ku, on a sloping street heading from Route 246 to Daikanyama. The building is located on a corner lot with a long street access and is well visible to the public as a tenant building.
The planning makes the best use of the deformation of the site, and the interior of the building is made visible through the extensive use of glass on the street frontage, while at the same time maximizing the sight lines from the interior to create a sense of spaciousness. The plan also allows one floor to be divided into two sections, with an EV and stairway core in the center. In addition, the floor level of the first floor was set to match the lower side of the road, and part of the floor was set to be half-underground, which made it possible to clear height restrictions. As a result of carefully overcoming the site conditions one by one, which might have been considered difficult to design, we believe we were able to create a building that maximizes the potential of the site.
The structure is concrete wall construction, with flat beams along the street to match the thickness of the slab, and floor-to-ceiling openings. Vertical forces were taken by 75-square solid steel columns, which were covered with sash beams to eliminate their presence. The massive presence of the building is thereby diminished, and the interior space feels like a series of streets.
The design is simple, with as few elements as possible: the frame is made of concrete cedar sheet formwork and fair-faced, and the sashes and parapets are black. Despite the small number of elements, the balance and details were carefully considered, and the study was repeated. We hope that the hardware and software will interact with each other and create a synergistic effect that will lead to a rich and sustainable architecture.
