Located just west of Downtown Los Angeles within Historic Filipinotown, 2510 Temple responds to its context both at the city-wide and neighborhood levels. The project addresses the ongoing housing crisis in LA through density. 47 residential units sit atop a concrete base that grounds the project within a full block on Temple Street. Commercial space is located along the boulevard. The ground level activates the streetscape and gives the project a human-scale by mediating between it and the apartments above.
The sculptural form of the entry building serves as a connection between the public and private areas of the project. The central building component is clad with metal and stands in contrast to the rest of the massing. Contained within are the social spaces for the residents including a gym, community room and offices. The 2-story entry foyer leads one up to the courtyard located at the second level. The courtyard serves as a social space for the residents from which all of the units are accessed. Both market rate and affordable units are provided. The apartments at the courtyard level consist of flats with 2 story town homes located on the 3rd and 4th levels.
The building materials consist of cement fiberboard cladding, metal siding and smooth plaster. Extruded window frames add to the composition, providing relief and texture.
